Abstract

This study investigates the trends and factors influencing residential property prices in Malaysia from 2019 to 2024, focusing on two primary regions: Kuala Lumpur and Selangor. Analysing data from the Malaysian House Price Index (MHPI) and relevant property market reports, the study contrasts price dynamics across property types and examines the distinctions between primary (developer-driven) and secondary (second-hand) markets. Our findings reveal that economic factors, buyer preferences, and regional variations significantly impact the housing market, with noticeable shifts in high-rise, semi-detached, detached, and terraced home prices. This paper aims to provide a comprehensive understanding of these dynamics to aid policymakers and investors in making informed decisions. This study also reviews key influences from macroeconomic factors, government policies, and buyer preferences as they shape property market trends. Insights from the literature provide a foundation for understanding how these factors interact to affect demand dynamics in the Malaysian context
